‍Bella Vista is a bespoke residential development set within the Chiltern Hills, Buckinghamshire. Located in an exceptional landscape, the project aims to create an architecturally distinctive home that responds sensitively to its rural surroundings.

The Challenge

‍The site sits within both the Chilterns National Landscape and the Green Belt, creating a particularly sensitive planning environment. The project is being progressed under Paragraph 84(e) of the National Planning Policy Framework, requiring the proposed home to demonstrate exceptional architectural quality, a carefully considered design approach and strong integration with the surrounding landscape.

The Solution

‍Rosewood is working closely with the client and wider professional team under a Pre-Construction Services Agreement. Our early involvement includes design development, technical investigation and detailed pre-construction planning, helping to shape a robust, coordinated and deliverable proposal as the project progresses towards planning permission.
